Belleville Highlights

For those who enjoy a city lifestyle but also want a close community atmosphere, Belleville offers the best of both worlds. Belleville is a small, charming lakeside city home to about 50,000 residents. What makes Bellville unique compared to other municipalities its size are the big city amenities. 

Downtown Belleville is the cultural hub of the Bay of Quinte Region. If you’re a fan of cozy coffee shops, trendy boutiques and great nightlife, you’ll love this neighbourhood. Trenton Highlights 

Located along Lake Ontario’s Waterfront Trail, Trenton is overflowing with natural beauty and scenic activities. Although the town has only about half of the population of Belleville, the neighbouring city is just a short 20-minute drive away for urban amenity seekers. 

If you or your family love spending time in the great outdoors, you’ll love Trenton. The town and surrounding communities feature conservation areas, campgrounds, hockey and curling rinks, hiking trails and bike paths. In the summer months, you’ll find great beaches, swimming and boating in the bay. Trenton is also known worldwide for its sport fishing scene, with annual competitions that attract competitors and spectators from across North America. 

Trenton is also home to some great cultural amenities. Along Dundas Street, you’ll find a handful of fantastic restaurants, cafes and shops.

Quinte Home & Lifestyle Show Backyard Entertainment Package Giveaway!

This past weekend we spent Thursday-Sunday at the Quinte Home & Lifestyle show 2022 at the Quinte Sports & Wellness Centre in Belleville. This was the first home show in over two years and it was a huge success. We saw what seemed like thousands of people and got to chat with new folks and catch up with people we haven’t had the chance to see in person in years.

For the Home show this year we wanted to showcase some of the fantastic homes we’ve had the opportunity to sell, and also to show off some of our best staging projects of last year.

We also enlisted the help of Cookie Maker extraordinaire, Selena Little (@a.little.sugared) to make 2000 adorable house shaped cookies to hand out to the visitors…and the crowd went WILD for them. If you were able to stop in its not likely that you walked away without one in your hand.

How could we have a home show booth be without a fantastic prize to win? We COULDN’T! So we decided to put together a giveaway of a 4 piece outdoor lounge set, 10’ umbrella, and bright red and white outdoor carpet. Which brings us to the most important piece of this post…. THE DRAW!

When it comes to getting ahead in the fast-paced world of real estate, there are few better ways to do it than by combining families in a single home. With few listings for homebuyers to choose from, some people are breaking from the pack and trying a different route.

Building a custom home can seem like the perfect way to get around the housing shortage.

First, you find some vacant lot, then build the home of your dreams. However, as with most things in life, it’s never that simple.

In Canada, there isn’t just a shortage of houses to buy. Vacant land is also at a premium. Even when you find a suitable lot, you have a mountain of red tape and bureaucracy to navigate to get the permits that allow you to build.

Once you’ve secured the lot and the permits, it could take up to two years to complete your home.

However, if you have the time and the process doesn’t faze you, there are many benefits to building a custom home.

The Beauty of Custom Builds

First of all, you get your choice of everything. You can work with your architect to customize everything exactly as you want it. You decide the style of your new home, how big it will be, how many bedrooms it will have, and what kind of windows you want. 

Another benefit of a custom build people rarely think about is how much healthier it can be. Your new home is virtually guaranteed to be free of every trace of asbestos, lead or mould.

How much will it cost to build a custom home? 

Typically, building a custom home costs more than buying a resale or pre-construction. You’ve got to factor in the cost of purchasing the land, getting the permits, hiring a builder and the cost of raw materials.

As with all major projects, you should expect additional hidden costs. 

  • Every time you ask for a change, no matter how minor, the price will increase. Each change can also push back your completion date, also resulting in higher costs due to increased labour. 
  • Depending on the area, you may need additional environmental permits to protect wildlife habitats.
  • Inflation costs. As the prices of raw materials go up, so can the price of your house.
  • Site costs. If the building is delayed for any reason, you may be required to pay extra for site fees and security fencing.
  • If your build takes longer than expected, you may need a short-term rental until you move in.

And of course, don’t forget about the finishing touches that make your house a “home.”

You’ll need furniture and fixtures that the builder doesn’t provide. You’ll want some landscaping to improve the outside appearance of the home.

For a project as significant as building a home, expecting everything to be perfect isn’t realistic. However, you can avoid major disruptions and delays by doing your due diligence before you start. 

Research your builder and designer carefully

A quick Internet search can tell you much about a builder’s reputation and experience. But dig deeper. Email the company with any questions you have. If they respond promptly and professionally, call for an in-person appointment to learn more about their service. 

Pad your budget and your timeframe 

Before signing anything, you’ll want to be sure of your financing. It’s always wise to get a pre-approval from your bank before going too far with your design plans.

Labour shortages, raw material delays and unprecedented rainfall can sabotage even the best builder’s efforts to complete your home on schedule and within budget. It’s important to be prepared for every situation and have a backup plan if your move-in date gets delayed.

If you decide that the cost and involvement of building a custom home is too steep, there is another option. There are many new developments in the works in the Quinte West area. If you buy now, you can secure a beautiful new build for much less than the cost of a custom home. 

Of course, buying a pre-construction may have some drawbacks.

Here are some critical facts to remember when deciding between a pre-construction and a custom home.

  • The structure of a pre-construction unit is more rigid, with less room for customization. This can result in a “cookie-cutter” design that is unappealing to some buyers.
  • What you see in a model home is not necessarily what you get. Every single upgrade costs more and can start to strain your budget.
  • Homebuyers often forget that HST applies to new-builds, and you will have to factor this cost into your budget.
  • Because of the land shortage in and near the city, you may not get the area you want.

Now that you know the downfalls of buying pre-construction, let’s look at what makes them a great option for many homebuyers.

  • You’ll enjoy the same modern appeal as a custom build at a much lower cost. 
  • The prices are set. You’ll have no bidding wars to worry about and no red tape or permits to navigate. The developer has already handled everything for you.
  • Your heating and cooling bills will be lower because a new build uses the latest technology and superior insulation.
  • Brand new homes are stylish and spacious, with a high resale value.

Should You Use A Realtor®?

With pre-construction or custom build, you can work directly with a builder. However, be aware that the builder is always looking out for their interest, not yours. A Realtor® with experience in construction will work to protect your interests. They will make sure you understand all of the contracts and make sure you know what is happening throughout the process.

Should You Use a Realtor® to Buy New Construction Homes

At first glance, buying a newly constructed home might seem more straightforward than a resale. For starters, there are fewer maintenance issues to worry about. All new construction must offer a warranty, whether or not the builder is a member of the Ontario Home Builders Association. Since everything in the home is brand new and under warranty, you won’t have to get a home inspection.

It’s easy to walk into a model home just to take a quick look. What can it hurt? 

All builders will have agents available to answer your questions, but those agents represent the builder, not you.

Your real estate agent will advocate for your interests.

It’s important to remember that as a buyer, it costs you nothing to get help from a licensed Realtor®. The seller pays all commissions, so there’s no reason to go it alone.

The fast-paced real estate market we’ve seen over the past year shows no sign of stopping. The price of houses is increasing all over the country. While some places are growing faster than others, we are definitely in an upward trend, which looks like it’s set to continue into 2022 and beyond.

For homeowners, this market may represent an unprecedented opportunity to use your equity to invest and build up your portfolio. 

While the term “real estate investor” usually conjures up images of a house flipper, there are many ways to use the value of your home to grow your wealth.

Here are a few ways for homeowners to invest in real estate:

House Flipping

We may as well start with the obvious: House flipping. This means buying a house, fixing it up and selling again as fast as possible. Though a few lucky people have made vast fortunes this way, house flipping is no longer as profitable as it used to be and can be risky.

If you plan to flip in 2022, there are a few things to be aware of. The Liberal Government is working to impose a steep anti-flipping tax on anyone who sells a house after owning it for less than 12 months. Any profits you make are 100% taxable.

Invest in your Current Home

Your equity grows when the value of your home exceeds the amount you owe on it. For example, let’s say your home is worth $800,000, and you still owe $300,000. This means you have $500,000 in equity. 

The faster you build your equity, the wealthier you become, as you’ll see in a moment.

How to build equity:

A few well-chosen renovations can vastly increase the value of your home without spending a lot to do it. Kitchen remodels, bathroom upgrades, and thermal windows are often high-value improvements.

A good general rule is that every $2,000 you spend should create $10,000 in value.

What if you’re not selling? 

Even if you’re not planning on selling your home, you should still do whatever you can to increase its value. Why? Because the more equity you have, the more borrowing power you have.

If spending $2,000 increases the value of your home by $10,000, your equity grows by $8,000.

With this increase, you may consider buying a second property to grow your wealth in the long run. For many people, this is one of the best ways to use their equity. 

You gain immediate passive income through rent payments. 

As the value in the second house grows, so does your overall net worth. 

These funds can fund your retirement, education, or even allow you to buy another property. 

Real Estate Investing: The Practical Side:

Every successful real estate investor works hard to develop solid relationships with contractors. They will help you maintain your properties and ensure that they meet all safety requirements. Some of the contractors you’ll want access to are:

Carpenters: They will handle the framing, cabinet making and fine finishings of the home.

Plumbers: You may think you can fix a clogged drain yourself, but many Do-it-Yourself repairs cost more in the long run.

How do you finance your investment?

Very few of us are lucky enough to have the money lying around to invest in a second property. This is where your equity in your home comes in. You may have heard the terms “refinancing” or “second mortgage.” Put simply, all it means is borrowing against the equity in your home. 

Many banks will offer a home equity loan of up to 80%, with your first home as collateral.

Types of financing available:

Second mortgage:
A second mortgage is a lump sum loan secured by your home. The advantages are a fixed-in rate that is typically much lower than other types of financing. The downside is that if something happens and you default on the loan, you could lose your home.

Home Equity Line of Credit:
This is a line of credit secured by the equity in your home. You can access these funds any time, so it’s perfect for emergency funding. The downside is that it allows for impulse spending and interest rates are subject to change. Your monthly payment amount will also change depending on how many funds you access.

Reverse mortgage:
If you are over 55, you may qualify for a reverse mortgage, which lets you borrow up to 55% of the equity in your home. This option is less risky because you’re not required to make regular payments. The loan is only due when you sell, move out, the last borrower dies, or if you violate the terms and conditions. The disadvantage is that the interest rate is higher than other equity loans.

The Boathouse Seafood Restaurant
